TX (Oct. 19, 2026)—The City of Fate City Council voted 6-0 to approve a Chapter 380 Economic Development Agreement to support the creation of Fate Yards, a major entertainment and tourism-focused commercial center planned for the southeast quadrant of I‑30 and Memorial Parkway
The Fate Yards development represents approximately 274,000 square feet of new commercial activity and is designed to strengthen the City’s economic base, expand tourism, and enhance entertainment offerings for residents and visitors.
Under the agreement, the developer has committed to delivering:
- An indoor entertainment complex
- A movie theatre
- A 4-star hotel
- A Specialty Grocer
- Retail & Restaurant Space
- Commercial and Office Space
- Lighting Traffic Signal at Memorial Parkway and Greenbriar Road
- Community Gathering Spaces & Walking Trails
“Economic development should be about more than just bringing new businesses to town. It should be about making Fate an even better place to call home,” said Mayor Andrew Greenberg. “Fate Yards is an exciting opportunity to create something our community can genuinely enjoy—a place where families can spend time together, friends can gather, and residents can experience great dining, shopping, and entertainment right here in their own city.”
“Just as importantly, we’re making thoughtful, performance-based investments that respect our taxpayers while encouraging economic growth. That’s what responsible development looks like: strengthening our local economy, creating new opportunities, and preserving the sense of community that makes Fate such a special place to live.”
To support the project and attract these anchor tenants, the city has approved the following incentive components:
- Reimbursement of internal site bridge costs, providing direct access to the hotel and entertainment venues, not to exceed $2,500,000; Performance‑based reimbursement for bridge construction equals 50% of the combined City and MDD sales tax revenues generated within the development
- Roadway impact fee credits for the required new traffic signal at Memorial Parkway and Greenbriar Road, up to $800,000
- Waiver of additional one-time development-related fees, currently projected at approximately $3,200,000
- Total incentive value not to exceed $6.5M, consisting of fee waivers, sales tax reimbursements, and hotel occupancy tax reimbursements as allowed by law
Included in the agreement is a claw back provision of ~$1,000,000 for each anchor if they are unable to obtain certificates of obligation and begin business within 5 years from the time of agreement execution.
“Fate Yards represents a significant investment in the economic future of our community and the surrounding region. By attracting destination entertainment, hospitality, dining, and retail opportunities, this development will generate new jobs, strengthen our commercial tax base, and capture regional spending that might otherwise leave our community, said Emily Goodrum, Economic Development Director for the City of Fate. “Fate Yards will not only enhance the quality of life for our residents but also position Fate as a regional destination for entertainment and tourism, creating a ripple effect of economic opportunity for years to come.”
