Foundation work is underway at 1600 Edgewater, a 33-story residential building at 1600 Northeast 2nd Avenue in Miami’s Arts & <a href="https://comicvibe.com/carys-lazy-daze-festival-celebrates-50-years-with-art-food-and-entertainment/” title=”Cary's Lazy Daze festival celebrates 50 years with art, food and entertainment”>Entertainment District. Designed by Kobi Karp Architecture & Interior Design and developed by Sabet Group, the approximately 384-foot-tall structure will yield 282 rental units, 9,519 square feet of commercial space, and 352 parking spaces. GT McDonald Construction is serving as general contractor.
Recent photographs published by Floridian Development show crews working across the cleared property with drilling equipment and excavators in use. The activity follows the demolition of the former low-rise structures and marks the first major stage of construction ahead of the reinforced concrete superstructure.
The tower will contain 262 market-rate residences and 20 affordable units reserved for households earning at or below 60 percent of the area median income. Apartments will range from studios to one- and two-bedroom layouts.
Renderings depict the tower rising from a multi-story podium with a predominantly dark gray and white exterior. The residential levels feature floor-to-ceiling glass, projecting balconies, rounded corners, and dark horizontal bands extending across the elevations. The upper portion of the building incorporates additional setbacks and outdoor amenity areas, culminating in a rooftop pool and restaurant.
The podium will contain the majority of the building’s 352 parking spaces, while commercial space will be positioned throughout portions of the development, including the rooftop restaurant. Additional amenities are planned across indoor and outdoor areas of the tower.
Sabet Group acquired the approximately half-acre property for $14.3 million in late 2022. The site was formerly occupied by low-rise commercial structures near the northeast corner of Northeast 16th Street and Northeast 2nd Avenue.
The development was presented to Miami’s Urban Development Review Board in March 2025. Earlier plans called for 328 parking spaces and 6,615 square feet of commercial space, figures that were subsequently increased to 352 spaces and 9,519 square feet, respectively.
Permitting has continued to progress since the project received its design approvals. Site preparation and foundation permits have been approved, along with a vertical construction permit, while the master building permit remains under review. The master permit covers nearly 500,000 square feet of construction with an estimated value exceeding $93 million.
Although marketed as 1600 Edgewater, the property is located within Miami’s Arts & Entertainment District, historically known as Omni, immediately south of the Edgewater neighborhood. The nearest Metromover stop is the School Board station along Northeast 15th Street.
Completion of 1600 Edgewater is currently anticipated in 2028.
