    African hotel market reaches new heights: 12 new entrants

    Hotel development in Africa has reached a new level. There are 577 hotel projects in the works, with a total of approximately 105,000 rooms. That’s up 13.3% from last year, according to a report from Nigeria-based consultant W Hospitality Group. According to the consulting firm, this is a record.

African properties such as Suyian Lodge, the minority and distant Luvhondo, Gorilla Forest Lodge, JW Marriott Kenya Rhino Reser Safari Camp, and Ritz-Carlton Masai Mara and Turaco Ngorongoro Valley, Tribute Portfolio Hotel offers a portfolio of styles and a unique style and a unique experience.

    1. Beyond Suyian Lodge

    Kenya Laikipia

    Suyian Lodge is a 44,000-acre Suyian 14-room property in Laikipia, located in Kenya. Each suite includes a private large swimming pool and outdoor shower. Activities include game drives, bush walks, camel and horseback safari, helicopter tours, and community visits. The hotel offers a day and night safari with the opportunity to see rare species such as the black leopard. Inspire groups to benefit from high privacy, unique design, and opportunities to gain a variety of adventure and cultural experiences. Accessible via planned or private flights.

    2. Almost no luvhondo

    South Africa Limpopo

    Few Luvhondo is a luxury inn in the mountains of Soutpansberg, South Africa, offering six mountaintop cliff suites, the ideal foundation for an exclusive Safari experience. What is offered are hiking, stargazing and conservation-centric experiences. It is carbon negative and can be used by private charter, Rovos railway or commercial flights to Polokwane. Rates at $1,800 per night, it caters to high-end incentive groups seeking remote, nature-based experiences with sustainable impact

    3. Four Seasons Hotel Rabat in Kasr al Bahr

    Rabat, Morocco

    Situated in the historic L’OcĂ©an of Rabat, Kasr Al Bahr, Four Seasons Rabat, opened in October 2024, offers 200 rooms. The hotel is a fusion of newly built and restored historic buildings. It offers over 29,000 square feet of event space, including two banquet halls, the largest of which is its own private lounge and eight meeting rooms. Guests can enjoy the property’s spacious garden, seven dining options, a spa, a barber shop and a beauty salon.

    4. Gorilla Forest Lodge

    The indestructible forest of Bwindi in Uganda

    The Gorilla Forest Lodge is located in the indestructible forest of Bwindi in Uganda, home to more than half of the remaining hill gorillas in the world. The inn has 10 newly renovated villas and provides the basis for guided gorilla treks, bird watching, forest walking and community visits. Activities include cultural participation with the people of BATWA and charity projects in the shelter. The physical demands of gorilla hiking are high, but the sedan chairs can be used for fewer mobile guests. Small, high-end motivational groups seeking a rare wildlife experience.

    5. Hilton Cairo Niro Madi

    Cairo, Egypt

    The recently opened Hilton Cairo Nile Maadi is located in the Cairo city Madie district, overlooking the Nile River. The hotel features 255 rooms, four dining options, a senior executive lounge and Egypt’s first Eforea Spa. There are several general venues, including a multi-purpose room with city and Nile views. The hotel overlooks Cairo’s “green oasis” Madi Island.

    6. Hyatt Regent

    Nairobi, Kenya

    The Hyatt Hotel Nairobi Westlands opened in January 2025, marking the brand’s debut in Kenya. The property has 219 rooms and over 21,000 square feet of event space, including a flexible banquet hall with a capacity of 600 theater-style. Conveniences include three dining options, a club lounge, pool, fitness center and 24/7 business center.

    Kenya Solio Game Reserve

    JW Marriott Kenya Rhino Sanctuary Safari Camp is expected to open in 2026 and features 20 tent accommodations with pools with private attractions. The property will provide an immersive wildlife experience in the 45,000-acre gaming reserve and 19,000-acre Solio Ranch Conservancy, known for its rhino breeding program. Guests will have access to the spa, pool, fitness center, horse barn and animal viewing leather. Four dining options will be available, including a Sky Deck restaurant.

    8. Fiemontin in the ocean

    Larache, Morocco

    La Fiermontina Ocean is an ecological recapture located in the dunes of Khemis Sahel Regional Park. The property extends to a nearby village where guests can live in four traditional houses completely immersed in the local community. The main building offers 13 suites in a pool, a restaurant and a meeting room with 80 seats. Access to nearby private beaches via sidewalk or shuttle service

    Tunisia, Tunisia

    The Radisson Blu Hotel and Conference Centre in Tunisia is the first hotel in the Tunisian capital, located between the Tunisian Cultural City and the Conference Palace. This 305-room hotel offers 21,000 square feet of meeting space, including a large banquet hall with a 1,100-seat theater style and a total of 16 event spaces. The property offers six dining options, an indoor pool, a spa and an executive business lounge.

    10. SpekeResort Convention Center Uganda

    Kampala, Uganda

    Speck Resort Convention Center Uganda is located on the northern shore of Lake Victoria. It offers four banquet halls, the largest of which can accommodate up to 4,200 guests – 34 meeting rooms, exhibition space and 9 outdoor venues. The adjacent hotel offers 476 rooms. The resort includes a variety of sustainability plans, including water and energy conservation plans, waste reduction and procurement of local organic food.

    11. Ritz-Carlton, Marseille Safari Camp

    Masai Mara National Reserve in Kenya

    Located on a secluded island in the Masai Mara National Reserve, the Masai Mara Safari camp will offer 20 tent suites among trees, providing guests with front seating for wildlife in the area. Expected to open in August 2025, each suite will have a separate living area, private sunken lounge, Infinity Plunge Pool, as well as indoor and outdoor showers. Other highlights include a stargazing deck, a discovery center and map room, a photography studio and four cooking options.

    12. Tax Combination Hotel’s Ingoro Valley Track

    Karatu, Tanzania

    The newly opened Turaco Ngorongoro Valley, a tribute portfolio hotel is located near the Ngorongoro reserve. The inn offers 37 Marseille-style suites and emphasizes public spaces including a restaurant, two bars, a swimming pool and a spa. Activities offered include a wildlife safari, forest walking and visits to the nearby Ngorongoro Crater and Lake Manlara. Guests are encouraged to interact with local Marseille culture through storytelling, traditional dance and country visits.
